Understanding the 33993 Market
The real estate market is constantly changing, and looking at the numbers from one month alone doesn’t always tell the full story. This monthly report looks at 33993 and compares the current month to the same month of the previous year, helping us identify meaningful changes in buyer demand, inventory, pricing, and the pace of the market. Comparing August 2026 to August 2025, for example, gives us a better year-over-year picture than simply looking at whether numbers changed from one month to the next.
Days on Market (DOM)
Median Days on Market tells us how long the typical property took to go under contract, while Average Days on Market calculates the average across all properties that sold during the period. These numbers help us understand how quickly properties are moving and how much time buyers currently have to make a decision.
When DOM increases, it can indicate that buyers are taking longer to commit, sellers may need to be more competitive, or there may simply be more options available. When DOM decreases, it can signal stronger buyer demand and a faster-moving market.
I pay attention to both median and average DOM because they can tell very different stories. For example, if one property has been sitting on the market for 2,000+ days, it can dramatically inflate the average and make the entire market appear slower than it really is. The median is much less affected by extreme outliers, making it a valuable measurement of what the typical property is experiencing.
Average vs. Median Sale Price
Average Sale Price is calculated by adding the sale prices of all closed properties and dividing by the number of sales. Median Sale Price is the middle sale price when all closed sales are arranged from lowest to highest.
Both are useful, but they answer slightly different questions. The average can be heavily influenced by unusually expensive or inexpensive sales. If a $2 million property happens to sell in a month where most homes are selling for $400,000–$500,000, that single transaction can push the average significantly higher.
The median helps provide a clearer picture of the typical transaction because an unusually high or low sale has much less impact on the middle number. That's why I like to compare the average and median together rather than relying on either one by itself.
If the average sale price changes significantly while the median remains relatively stable, that can be a sign that the month's sales mix, not necessarily the underlying market, is responsible for the change.
Months of Inventory
Months of Inventory estimates how long it would take to sell the current supply of active listings if homes continued selling at the current pace and no additional properties came onto the market.
Generally, lower inventory favors sellers, because buyers have fewer options and competition can be stronger. Higher inventory gives buyers more choices and can create more negotiating power.
This is one of the most useful numbers for understanding the balance between supply and demand. A change from X months to Y months of inventory can tell us whether the market is becoming more competitive for buyers or sellers.
Active Listings
Active Listings represents the number of properties currently available for sale in 33993 at the time of the report.
This number gives us a snapshot of the amount of competition sellers are facing and the number of choices available to buyers. An increase in active inventory can give buyers more negotiating power, while a decrease can create a more competitive environment.
However, inventory should always be viewed alongside closed sales and months of inventory. Having more listings doesn't necessarily mean the market is unhealthy, it depends on how quickly those listings are being absorbed by buyers.

Closed Sales
Closed Sales represents the number of properties that successfully completed a sale during the month.
This is an important indicator of actual market activity, because closed sales represent transactions that actually happened, not properties that are merely listed or under contract.
Comparing the number of closed sales to the same month last year helps show whether transaction activity is increasing, decreasing, or remaining relatively consistent. It's also important to consider closed sales alongside inventory: a market can have a large number of listings, but if very few are selling, buyers may have considerably more leverage.
Why I Look at More Than One Number
No single statistic can tell you exactly what the real estate market is doing.
DOM tells us how quickly properties are moving. Sale price tells us what buyers are actually paying. Active listings tell us how much competition exists. Closed sales tell us how much activity is actually occurring. Months of inventory helps put supply and demand into perspective.
And importantly, median and average statistics should be considered together. Real estate markets can contain extreme outliers, whether that's a property sitting on the market for years or an unusually expensive or inexpensive property selling during a particular month. Those transactions are real and should not be ignored, but they can distort averages and create a misleading picture of the typical property.
That's why this report looks at multiple metrics and compares CURRENT MONTH AND YEAR to SAME MONTH BUT LAST YEAR. The goal isn't simply to make the numbers look good or bad. It's to provide a clearer picture of what is actually happening in 33993.
Year-over-Year Comparison

Not All Properties in 33993 Are Created Equal
While these market statistics are helpful for understanding the overall 33993 market, it's important to remember that not every property competes in the same segment of the market. Location, lot characteristics, and property features can have a significant impact on value.
For example, a Gulf Access waterfront property can have a very different value than a property on a freshwater canal, while a dry lot may fall into an entirely different price range. Even among waterfront properties, factors such as canal width, access to open water, bridge restrictions, seawall condition, dockage, exposure, and the presence of a boat lift can all affect what buyers are willing to pay.
The same is true for the home itself. Age, condition, updates, square footage, bedroom and bathroom count, pool, garage size, flood zone, impact windows and doors, roof age, and other features can all influence how a specific property compares to the broader market.
That means a market-wide median or average is not a valuation of your individual property. It's a starting point for understanding the environment your property is competing in. To determine what your property could realistically sell for, we need to look at comparable properties with similar characteristics and understand how buyers are valuing those specific features.
